Job Description

Under the general direction of the Vice President, the Construction Manager coordinates and oversees all phases of construction for all new and existing Long  & Foster Companies.

Construction Manager

Key Responsibilities:

  • Manages and organizes construction projects from start to finish; becomes familiar with all company locations.
  • Manages career development of Construction Coordinator and Assistant to Project Coordinator, including performance review, evaluations, employee development, and salary/merit recommendations
  • Conducts field surveys of proposed office sites for measurements and costs
  • Prepares preliminary project cost estimates; forwards to Executive Office for approval
  • Manages permit processing and follow-up; obtains occupancy permits
  • Prepares bid documents, organizes bid process; accepts, evaluates, and awards contracts and prepares contract documents.  Organizes and coordinates contractors and subcontractors during all phases of the construction process
  • Visits job sites and monitors projects' progress; oversees construction
  • Receives remodeling requests, prepares cost estimates and obtains approvals from Executive Office.  Manages and organizes remodeling projects after all approvals have been received
  • Verifies charges incurred by contractor according to contract agreement; forwards to Director for approval
  • Prepares and organizes specifications of tenant improvements to be included in lease terms
  • Keeps abreast of information relative to building codes and Americans with Disabilities Act to ensure compliance.

Job Requirements

  • College degree in Construction Technology, Architecture, Engineering, or a related field, or equivalent combination of training and experience
  • Minimum of ten (10) years experience in commercial construction management
  • Working knowledge of the construction industry, familiarity with interpretation of blueprints and other related construction documents
  • Current knowledge of building codes and ADA (Americans with Disabilities Act) public accommodations codes
  • Excellent oral and written communications skills
  • Proven organizational skills and the ability to work in deadline oriented environment
  • Must be able to lift up to 50 lbs. and load and unload materials on to and off of vehicle
  • Regular travel to Branch Sales offices and Training Centers in personal vehicle is required
