Corporate Leasing Manager

Play a key role in all facets of corporate leasing as part of the Long & Foster Legal Affairs team working with each of the Long & Foster companies to drive successful lease transactions (initiations, extensions, renewals, etc.) across the enterprise. 

Key High Level Responsibilities:

The Corporate Leasing Manager leads the coordination and successful completion of lease (and sublease) transactions for Long & Foster supporting each business unit within the Long & Foster Companies.  This includes site evaluation, negotiation of terms, documentation and interpretation of occupancy lease contracts including new locations, relocations, expansions and contractions.  This includes affiliate and third party leasing for the various Long & Foster companies as well as managing disputes with landlords and subtenants to completion.

The Corporate Leasing Manager will ensure that lease guidelines are created, kept up to date and aligned with Home Services of America (HSoA) requirements to ensure the Long & Foster Companies is in compliance with HSoA operational guidelines. 

Ongoing communication with key stakeholders (e.g. business owner/requestor, HSoA, construction partners, etc.) to ensure alignment with business objectives is critical to success in this role and for the company. 

General Responsibilities and Legal Affairs Support

  • Create, review and revise letters of intent (LOIs), lease agreements and other documents as appropriate in collaboration with corporate counsel including, but not limited to general agreements, estoppels, SNDA’s, and other Landlord correspondence related to leases.
  • Review and interpret proposed lease terms to ensure compliance with Long & Foster and Home Services of America business lease guidelines.
  • Ensure ongoing collaboration with key team members and business stakeholders (such as the construction team) to meet business objectives in a timely and professional manner.
  • Track ongoing active leases to ensure effective ongoing management with regards to key dates, extensions, renewals, etc. Ensure Long & Foster meets documentation requirements (e.g. insurance certificates) to ensure ongoing compliance with lease agreements.
  • Collaborate with the Long & Foster construction team as required to successfully negotiate lease terms and timing of agreements understanding effectively communicating and documenting any Tenant Improvements (TI) in agreements as appropriate.
  • Manage multiple lease related and other Legal Affairs related projects as assigned by management.


Job Requirements

Experience & Skills Desired:

  • Bachelor’s degree strongly preferred
  • Minimum 5-years of experience in commercial property lease drafting and negotiations
  • Ability to understand and interpret commercial lease contracts/provisions
  • Understanding of the various types of commercial leases (net, gross, base year, etc.)

Must possess a thorough understanding and strong working knowledge of the following:

  • Excellent communication skills with the ability to convey complex information in an easily understood format. Excellent legal writing skills are required.
  • Positive self-starter comfortable working as both a project manager and individual contributor, flexible, results orientated, accurate and attendant to detail.
  • Ability to plan and organize well, multi-task and deliver on promises.
  • The ability to take initiative, solving problems in a proactive and collaborative manner.
  • Must be fully competent in Microsoft Office (power point, excel, word) and have the ability to use these tools to effectively communicate various programs and initiatives.
  • Candidate should be self-motivated and have the ability to develop and lead initiatives that support the legal affairs team.
